Fountain is a popular area for people stationed at Fort Carson. It’s just a short drive to Gate 20. There are plenty of restaurants and newer communities in Fountain, CO. It’s been one of the fastest growing areas outside of Colorado Springs in the last 5 years.
Investing in Fountain is embracing the fact that there is a good chance the tenant will be active duty military. Vacancies, while easy to fill at most time of the year, are highly likely to coincide with PCS season. Values are more consistent due to the military influence, as is rent. Maintenance costs are normally less due to many of the homes being less than 20 years old.
Tenants choosing to live in Fountain will enjoy a short commute if they’re going to Fort Carson. Fountain is typically a little warmer and dryer than Colorado Springs. It’s a short commute up to Colorado Springs, and about an hour away from Lake Pueblo State Park.
